What a year for home design it’s been! A recovering housing market has led more home owners to spruce up their interiors. As designers take a look forward of what will be trending in 2014, let’s take a look back at the design trends that caught on this year that will likely stick around.
Realtor.com developed a new web page — “2013 Real Estate Review” – a collection of some of the top trending real estate stories from the year as well as predictions for 2014. One of the articles featured offers a look back at The Year’s Best Décor Trends. Among the trends:
Wooded decors: Natural-looking wood grains showed up in more home décor, particularly the kitchen – from the cabinets to butcher block counters. The greater use of natural-looking wood grains offered a “light, modern feel while still adding a homey comfort.”
Larger sinks: Farmhouse utility sinks have been gaining popularity over the last few years but really caught on in 2013. The deep, double sink offers up clean lines and a classic use, realtor.com notes.
Flexible furniture: Furniture that can be shifted, moved, and customized gained popularity. For example, kitchen islands that could be expanded like a dining room table for family gatherings. Regardless of small spaces or large, more home owners also looked to incorporate more multifunctional pieces too, such as an ottoman that could also double up as storage.
Tile explosion: The use of nontraditional tile surged in 2013. “Tile with a natural touch continued the wood trend, with grain and uneven edges that mimicked boards,” realtor.com notes. Faux wood tile was incorporated throughout the house too – kitchens, bathrooms, living rooms, and even bedroom walls.

Leaning Tower of Pisa reopens

On this day in 2001, Italy's Leaning Tower of Pisa reopens after a team of experts spent 11 years and $27 million to fortify the tower without eliminating its famous lean.
In the 12th century, construction began on the bell tower for the cathedral of Pisa, a busy trade center on the Arno River in western Italy, some 50 miles from Florence. While construction was still in progress, the tower's foundation began to sink into the soft, marshy ground, causing it to lean to one side. Its builders tried to compensate for the lean by making the top stories slightly taller on one side, but the extra masonry required only made the tower sink further. By the time it was completed in 1360, modern-day engineers say it was a miracle it didn't fall down completely. 
Though the cathedral itself and the adjoining baptistery also leaned slightly, it was the Torre Pendente di Pisa, or Leaning Tower of Pisa, that became the city's most famous tourist attraction. By the 20th century, the 190-foot-high white marble tower leaned a dramatic 15 feet off the perpendicular. In the year before its closing in 1990, 1 million people visited the old tower, climbing its 293 weathered steps to the top and gazing out over the green Campo dei Miracoli (Field of Miracles) outside. Fearing it was about to collapse, officials appointed a group of 14 archeologists, architects and soil experts to figure out how to take some--but not all--of the famous tilt away.
Though an initial attempt in 1994 almost toppled the tower, engineers were eventually able to reduce the lean by between 16 and 17 inches by removing earth from underneath the foundations. When the tower reopened on December 15, 2001, engineers predicted it would take 300 years to return to its 1990 position. Though entrance to the tower is now limited to guided tours, hordes of tourists can still be found outside, striking the classic pose--standing next to the tower pretending to hold it up--as cameras flash.

Foreclosed Owners Get Second Chance Sooner

Those who lost their home due to financial hardships may get another shot at being home owners again soon. The Federal Housing Administration recently announced that they would shorten the waiting period for qualified borrowers who’ve had a bankruptcy, foreclosure, deed in lieu of foreclosure, or short sale who want to buy a home again. Under the FHA's Back-to-Work program, home owners must show that they have their finances back in order and they must receive counseling from a HUD-approved agency. Those who meet the requirements can apply to buy a property in as little as a year.
“The Back to Work program is a great opportunity for us to help those impacted by the recent housing crisis,” Heather Shanahan, a representative with a HUD-approved housing counseling agency called Springboard, told HousingWire. "Our goal in our counseling sessions is to enable the borrower to better understand their loan options and the obligations.”
Counselors provide borrowers with a customized action plan that reflects household budgets and shows borrowers how they can meet their financial obligations to prevent default again in the future.
The Back-to-Work program is also helping borrowers purchase their first homes, in some cases.

2014 economic forecasts coming for US, Arizona | ASU News

We’ve seen a roller-coaster year for the U.S. and Arizona economies, thanks to sequestration, the government shutdown, the debt-ceiling debate and other developments. So, what will 2014 bring? Top experts will deliver their forecasts for the state, nation, stock market and housing market at the Valley’s largest and most trusted economic-forecasting event on Dec. 4.
The 50th Annual Economic Forecast Luncheon is co-sponsored by the Department of Economics at Arizona State University’s W. P. Carey School of Business and JPMorgan Chase. About 1,000 people are expected to attend the event at the Phoenix Convention Center.
“The Arizona economy is still expanding at a slow, but steady pace as we look ahead to 2014; growth rates for employment and population are better than for most states, but still below Arizona’s long-term average,” says one of the speakers, Research Professor Lee McPheters, director of the JPMorgan Chase Economic Outlook Center at the W. P. Carey School of Business. “Analysts expect unemployment to decline next year, while job growth accelerates. However, this assumes the national economy will get back on track. If the U.S. economy picks up, then 2014 should be the best year for Arizona since the recovery began.”

Apple to open plant in Mesa; more than 700 jobs to come.

Apple to open plant in Mesa; more than 700 jobs to come - East Valley Tribune: Mesa: One of the world’s largest technology companies will build a brand-new manufacturing facility in Mesa that will add hundreds of permanent jobsand more than 1,000 temporary construction positions to the region.

The Governor’s Office announced in a press release Monday that Apple will open a plant in Mesa that will create a minimum of 700 jobs in its first year alone. That doesn’t include the estimated 1,300 construction and associated positions that should come from the facility’s construction.
The plant will be located in the city’s Gateway region at the more than 1 million-square-foot First Solar facility, which is near Phoenix-Mesa Gateway Airport and the Eastmark community.
According to a press release from GT Advanced Technologies, the facility will produce sapphire material for Apple products. Per the release, GT will own and operate furnaces and other pieces of equipment to produce the sapphire material for Apple, with Apple owning the actual facility. 
As part of a multi-year supply agreement, Apple will provide GT a prepayment of approximately $578 million, and will reimburse Apple over the course of five years beginning in 2015.

Phoenix real estate expert: Fun days ahead for homebuyers ktar.com

According to Michael Orr, the director of real estate at Arizona State University, Oct. 27 is when Phoenix officially became a balanced market. Phoenix hasn't seen a balanced market in two and a half years, and a return to normalcy is exactly what some homebuyers have been waiting for.
"For most of the last 10 years (Phoenix has been) a market that had too many buyers or too many sellers," Orr explained on his weekly appearance on That Real Estate Show, Saturdays at 3 p.m. on News/Talk 92.3 KTAR. "(In a balanced market) there's no real strong advantage for either the buyer or the seller in transactions when they're negotiating, because they're pretty equally matched."
Equality is a very new concept for the Phoenix real estate market, which had seen sharp home price appreciation and low housing inventory, a tough combination for anyone who is looking to buy a home.
According to Orr, that dynamic has shifted:
"It's probably going to be a lot easier (for homebuyers) because there aren't so many buyers out there, and the ones that are out there are will be treated with more respect and have less competition, so it will be a lot more fun."
Orr cites a drop in buyer demand as the main reason for the shift from a sellers' market to a balanced one, and this momentum should continue and could even move Phoenix into a buyers' market by year's end.
"The question is does the demand continue to go down? If it does, then we could come out of a balanced market and move into a buyers' market by Christmas, and probably stay (in a buyer's market) into the first two months of the year," Orr said.
Orr also cautioned that these market conditions could shift back as quickly to a seller advantage as they have to a buyer one. But, at least for the time being, buying a home in Phoenix has become significantly easier.

Given the choice, most of us would prefer to live in a neighborhood with a mix of houses, stores, and other businesses that are within walking distance, rather than a neighborhood requiring driving between home, work, and leisure activities, according to a survey from the National Association of Realtors.


And most would be willing to compromise on the size of a home or yard in order to live in a preferred neighborhood or experience a shorter commute time — to a point. The single-family, detached home continues to reign supreme among the housing desires of Americans, even if they have to drive longer to get to it.

Control what you can in those first weeks of transition, from food and favorite cereals to clothing and sports or instrument practice, and help your child maintain a personal schedule to make transition easier.
  • Be patient and listen. Complaints and adjustments are going to happen with any major adjustment, and the move of your home definitely qualifies! Keep that in mind and cut your kids some slack when you can, and you'll find that your transition will be easier.

Are You Aware of Your Goodyear Home Mortgage Option


Have you considered refinancing your Goodyear home lately? If so, you are not alone.
According to the Freddie Mac Quarterly Refinance Report, many homeowners throughout the United States lowered monthly mortgage payments, shortened the length of their loans, and utilized fixed mortgage rates in the second quarter of 2013. Historically low home loan rates assisted in this process.
The report showed a 3% increase in borrowers who chose to shorten their loan term (now at 31%), and that 65% of homeowners maintained their current loan length. Only 4% of borrowers lengthened their loan term.
Fixed rates were an overwhelming product of choice, encompassing 95% of the loans, leaving only 2% of second quarter refinanced home loans as adjustable rate mortgages.

You may be asking what this means for your home.


In actual dollars and cents, the average homeowner's mortgage rate was reduced by 1.9 percentage points or 35%, resulting in a savings of $3,700 in interest on a $200,000 loan in the next 12 months. HARP was another popular loan product, and resulted in a reduction of $4,300 in interest during the first 12 months for many homeowners.
Frank Nothaft, Freddie Mac vice president and chief economist commented on the big picture, saying, "Borrowers' refinance characteristics remained fairly consistent with the previous quarter. The cash-out amount, while increasing, continues to remain low by historical standards. And with mortgage rates still near their historic lows, over 30 percent of refinancing borrowers chose to shorten their loan term. On net, borrowers will save approximately $6 billion in interest over the next 12 months, which they can put towards savings, paying down debt or supporting additional expenditures. Further, the estimated $9.5 billion in 'cash-out' activity will further augment borrowers' investment and consumption spending."

Maintaining Your Goodyear Home in The Changing Seasons

Labor Day has passed, which means it’s time to get ready for fall. An important task is to prepare the landscaping around your Goodyear home for the cooler months. You don’t want spring to roll around and discover that your once-lovely landscaping has been ruined.

Be sure to rake up any leaves that fall on your lawn. The changing colors of autumn leaves are beautiful. However, if you let the leaves pile up on your lawn, it can get damaged as clumps of old leaves may prevent the grass from getting sufficient oxygen.

If you have decorative bushes or roses planted around your home, now is the time to stop pruning them. Pruning encourages new growth and since you don’t want to risk your plants with a growth spurt in the winter, it's time to let them begin to wind down. The exception to the no-pruning rule is dead wood, which needs to be removed to prevent bugs from nesting.

While pruning should be stopped, feeding must continue. Be sure your plants are adequately nourished for the lean winter months. Add fertilizer and compost to the soil and thoroughly weed your garden beds as well. Weeds should be easier to pull as the weather cools and the plants start to wither and dry up.

Now is also a great time to plant perennials in many places. Bulbs especially will get a head start on growing a strong root system during the cooler months so that your home can be filled with beautiful blossoms come spring. Taking the time now to clean up, clear out, and prepare will have you enjoying your landscaping and your home throughout the coming seasons.
